If you’ve been watching the Fredericton real estate market lately, you’ve probably noticed something interesting:
Some homes hit the market on Thursday and are practically sold before the weekend barbecue season starts…
…and others sit there collecting dust, price reductions, and increasingly desperate Facebook shares from Aunt Linda.
So what gives?
As a REALTOR® actively working in the New Brunswick market — and currently selling my own home too — I’m seeing firsthand what’s making buyers jump on listings… and what’s causing them to scroll right past.
Let’s talk about the real reasons some homes sell fast in New Brunswick while others linger on the market.
1. Pricing Emotionally Instead of Strategically
This is the BIG one.
I know your home is special to you.
You raised babies there. Hosted Christmas dinners there. Survived the “everyone learned to make sourdough” era there.
But buyers don’t price homes emotionally.
They price them comparatively.
Your home is competing against every other available listing in your area — especially in markets like Fredericton, Oromocto, and surrounding New Brunswick communities.
If buyers can get:
- a newer kitchen,
- more square footage,
- a finished basement,
- or a better location
for the same price…
they will.
Market pricing vs emotional pricing:
- Emotional pricing: “But we put our heart into this home.”
- Market pricing: “What are buyers willing to pay today?”
Those are not always the same number.
And unfortunately, the market doesn’t care that your kitchen backsplash took three weekends and a marriage-threatening argument to install.
2. Listing Photos Matter WAY More Than People Think
I cannot stress this enough:
Bad listing photos can absolutely kill buyer interest.
We live in the “judge it in 0.3 seconds” era of real estate.
Most buyers decide whether they even want to book a showing while sitting:
- on their couch,

- eating snacks,
- in sweatpants,
- scrolling listings at 11 PM.
If your photos are:
- dark,
- blurry,
- crooked,
- cluttered,
- or taken on what appears to be a flip phone from 2007…
buyers move on.
Fast.
Professional photos help:
- rooms feel larger,
- homes feel brighter,
- buyers emotionally connect,
- listings stand out online.
And PLEASE.
Put the toilet seats down before photos.
I am begging.
3. Clutter Distracts Buyers
This one hurts people’s feelings sometimes, but it matters.
Buyers want to picture themselves living in the home.
That becomes difficult when they’re trying to mentally work around:
- 47 fridge magnets,

- overflowing counters,
- giant furniture,
- laundry mountains,
- or a taxidermy moose staring directly into their soul.
(Again… your moose collection may mean a lot to you, Brenda. But buyers are distracted.)
Decluttering does NOT mean making your home look cold or empty.
It means making the space feel:
- open,
- clean,
- welcoming,
- and easy to imagine living in.
4. Curb Appeal Is Your First Impression
Buyers start judging a home before they even get out of the car.
If the outside looks neglected, many buyers immediately assume the inside has been neglected too.
Simple things make a huge difference:
- fresh mulch,

- mowing the lawn,
- pressure washing,
- clean entryways,
- updated lighting,
- flowers,
- tidy decks,
- clean windows.
You don’t necessarily need a full HGTV makeover.
But if your front entrance says:
“We gave up halfway through winter…”
buyers notice.
5. Staging Helps Buyers Emotionally Connect
Home staging isn’t about making your house look fake.
It’s about helping buyers understand:
- how rooms function,
- how furniture fits,
- and how the home feels.
An empty room can actually feel smaller and awkward online.
Meanwhile, a thoughtfully staged home feels:
- warm,
- inviting,
- polished,
- and move-in ready.
And no — staging does not require buying all new furniture.
Sometimes small changes make the biggest impact:
- removing bulky items,
- adjusting layouts,
- adding light neutral decor,
- fresh bedding,
- better lighting,
- fresh towels,
- simple greenery.
6. Exposure & Marketing Matter More Than Ever
A home can be gorgeous…
…but if nobody sees it, nobody buys it.
Marketing strategy matters.
That includes:
- social media exposure,
- professional video,
- 3D tours,
- targeted advertising,
- REALTOR® networking,
- relocation marketing,
- email campaigns,
- and getting the listing in front of the RIGHT buyers.
This is especially important in New Brunswick’s relocation-heavy market.
Many buyers moving to the area are:
- military families,
- RCMP transfers,
- healthcare workers,
- or out-of-province buyers purchasing virtually.
Your listing needs to work hard online.
Because sometimes the buyer falls in love with your home before they ever step foot inside it.
7. The Market Has Shifted — Buyers Are Pickier
A few years ago, buyers were waiving inspections while emotionally attached after seeing two blurry iPhone photos and a questionable basement.
That’s not today’s market.
Buyers are more cautious now.
They compare:
- value,
- condition,
- presentation,
- layout,
- location,
- and overall lifestyle fit.
Homes that are:
- priced correctly,
- marketed properly,
- clean,
- bright,
- and move-in ready
still sell quickly.
The homes struggling are usually missing one (or several) of those pieces.
Final Thoughts
If your home isn’t selling, it doesn’t automatically mean it’s a bad home.
Usually, it means one of three things:
- Price
- Presentation
- Exposure
The good news?
Those are things you can often improve.
Selling a home is part strategy, part psychology, part marketing… and occasionally part convincing people that the giant ceramic rooster collection maybe doesn’t need to stay on every shelf during showings.
The New Brunswick real estate market is always evolving, and understanding what buyers are actually looking for can make all the difference between:
- “Just listed!”
and - “Price improved for the fourth time.”
